Ord Street
The project was commissioned by Stirling Capital, a private investment and development group specialising in high-quality urban infill and social infrastructure projects. The brief was to reposition an outdated office building and to bring the accommodation up to modern leasing standards.
The work included creating a street facing lobby, replacing the buildings block facade with glazed curtain walling, extending the floor plates, providing end-of-trip facilities, upgrades to the office areas including minor upgrades to the level landings, full services replacement, new landscaping incorporating car park screening, public seating and arbors.
The successful outcome of this project is the result of the client fostering a collaborative approach to the design and procurement processes. Their early engagement with the contractor enabled a cost-effective design to be developed while maintaining the architectural intent. Also, the effective management of stakeholder interests as construction was undertaken with the building in occupation, enabled obstacles to be addressed early and with minimal disruption to sitting tenants and visitors and adjoining building owners.
The new design enhances the streetscape and provides a soft boundary for people to both meet and engage with the building, it has activated the street and resulted in a net positive contribution to the Kings Park precinct. The building also now provides superior energy performance having achieved a Nabers rating of 5.5
