Queen Victoria Street

The brief for this project was to undertake a cost-effective refurbishment of an existing 1980’s office building. The sensitive location; close to St Paul's Cathedral and sited directly above a tube station, meant that there were design and construction challenges from the outset.

A strategic approach was adopted when deploying the finishes budget to help the client with obtaining an optimal return on their investment. It meant making improvements only to areas of the building that would directly contribute to increasing yield.

Some key changes were; remodelling the reception area for greater visibility to and from the street, creating new end of trip facilities, upgrading common parts, installation of new mechanical and electrical services throughout, increasing ceiling heights, and introducing external terraces.

The new design provided a 7.5% increase in total NLA by improving the layout of the existing cores.
